What does a Buyer’s Agent Cost?
Home buyers don’t need to worry about the expense of having an agent represent them, because the seller typically pays the commission for both the seller’s agent and the buyer’s agent. This is also true for new home construction where the builder pays the buyer’s agent commission. Having an agent represent the buyer does not affect the onsite sales consultants commission nor does it change the final price for the buyer.
Buyer Benefits of Having an Agent:
- Find the Right Property: the Buyer’s Agent will listen carefully to the needs and wants of the buyer and then will find the right properties to view. The agent will make the appointments to see the various homes, will explain the benefits of each neighborhood, the agent will point out the pros and cons of each home and help the buyer determine which home is the best for them.
- Negotiate the Offer: The buyer’s agent will advise the clients on the right price to offer and present the offer to the seller’s agent. The agent will research recent comparable sales, consider the upgrades of the homes as compared to the others and figure into the offer any improvements or repairs that a buyer is considering.
- Recommend Other Professionals: A buyer’s agent can refer you to mortgage professionals, home inspectors, real estate attorneys, movers, homeowner’s insurance agents, general contractors, handymen and more. This will help facilitate a smooth, timely and successful closing
- Help Overcome Obstacles: If the home inspection reveals any issues or the appraisal does not meet the necessary criteria a buyer’s agent can advise a buyer on the next steps to take and will act as the negotiator/liaison for the buyer between the seller’s agent and seller. It is helpful to have a professional buyer’s agent to keep situations calm and to offer productive solutions.
A buyer’s agent is legally required to represent the best interests of the buyer whereas the listing agent or builder’s agent are looking out for the best interests of the seller. A buyer needs someone that will diligently fight for your interests and your rights! That person is me!
